1. What are the check-in and check-out times?

Check-in is from 15:00 onwards. Check-out is by 11:00. Early check-in or late check-out may be arranged upon request and subject to availability.

2. Are pets allowed?

No, unfortunately, pets are not permitted in any of our rentals.

3. Is smoking allowed?

Smoking is strictly prohibited indoors. Guests may smoke only on private outdoor balconies or terraces (where available).

4. Are parties or events allowed?

No, parties, gatherings, events, or excessive group activities are not permitted. Our properties are intended for residential stays only. Any violation of this rule (e.g., loud gatherings, large unauthorized groups, or disruptive behavior) may result in immediate termination of the stay without refund, and potential additional charges for damages, cleaning, or neighbor complaints.

5. Do the properties have Wi-Fi and air conditioning?

Yes, every unit features Wi-Fi and air conditioning/heating for year-round comfort.

6. Are the studios and apartments self-catering?

Yes , all units are fully self-catering with a well-equipped kitchenette including stove, fridge, microwave, kettle, toaster, coffee machine, cookware, and basic essentials.

7. How close is the nearest beach?

St. George’s Bay sandy beach is just a 5 minute walk away.

8. How close is the nightlife?

We are located seconds from Paceville, Malta’s premier nightlife district packed with clubs, bars, live music, and late-night entertainment.

9. Are public transport, supermarkets, and restaurants nearby?

Absolutely, bus stops, 24/7 supermarkets, cafés, restaurants, Mercury Towers Mall, and popular English language schools are all within a 2–5 minute walk.

10. What makes the Penthouse (601) special?

Our top-floor penthouse offers 2 bedrooms, 2 en-suite bathrooms, an additional guest bathroom, a private terrace, and a small private pool. Perfect for families or groups (up to 4 guests). Pool use is at guests’ own risk.

11. Are there extra fees when booking directly?

No, direct bookings on our website have no additional service fees or hidden charges. You get the best available rate.

12. How will I receive check-in instructions?

Once your booking is confirmed, we send detailed self check-in instructions before your arrival, access codes, directions, and property information via email and/or your booking platform inbox.

13. Is a security deposit required?

Yes, a refundable security deposit is required before arrival to cover any potential damage, loss of items, or extra cleaning needs.

  • Studios: €100 pre-authorization (or charge) for bookings with more than 2 guests.
  • Terrace apartments & penthouse: €150 pre-authorization (or charge) for bookings with more than 3 guests.

No deposit is required for bookings with 2 or fewer guests (studios) or 3 or fewer guests (apartments/penthouse).

The deposit is held via a secure pre-authorization on your credit/debit card (not charged unless necessary) and is fully refunded within 7 days after check-out, provided there is no damage, missing items, or additional cleaning required. We will notify you immediately if any deductions are needed, with supporting photos and explanation.

14. What is your cancellation policy?

Cancellation and refund rules depend on the specific policy selected at booking for each property. For direct bookings, the policy shown during checkout applies. Bookings via future connected channels (e.g., Airbnb, Booking.com) follow that platform’s policy.

15. Do you offer luggage storage?

We can often accommodate short-term luggage storage before check-in or after check-out, subject to availability. Please request this in advance. When available, luggage storage is usually accommodated daily between 9:00 am and 5:00 pm.

16. Are English language schools nearby?

Yes, we are within easy walking distance of many of Malta’s leading English language schools, making our studios and apartments a popular choice for students.

17. How can I get support during my stay?

Contact us anytime via the Contact Us page on our website, reply to your booking confirmation email, or message us through your booking platform. We aim to respond quickly.
